Landlord Fees


Letting Only - £195

  • Unique Estate Agency will market the property both on our web-site and on portals to which we subscribe
  • Inform applicants from our database via SMS or email details of your property
  • Erect a “To Let” board at the property
  • Advise on preparation of property for letting including compliance issues
  • Carry out Accompanied viewings, providing feedback to you
  • Negotiate all offers
  • Reference and credit check tenants
  • Collect first months’ rent and forward the balance to you less our fees
  • Protect the security deposit with The DPS
  • Notify utility providers and the local authority of the change in tenancy

*Any outstanding balance must be settled before the tenancy commences*

Rent Collection Service- £20 per month

  • Collection of each months` rent payment
  • Issue of monthly statement
  • Immediately notify you of late or non-payment
  • Immediately pursue non-payment of rent and advise on measures to take

Full Management -From 8% of monthly rental income

  • Carry out a full inventory & check in tenants
  • Carry out rent collection service as above
  • Conduct quarterly property inspections and notify the landlord of the outcome
  • Arrange, supervise and instruct routine / minor repairs having submitted at least two quotes to the landlord for approval
  • Arrange for your annual gas safety check to be carried out
  • Hold a management set of keys throughout the term of the tenancy
  • Negotiate any renewal request
  • Service of notices: Serve Sections 13, 8 or 21 Notices
  • On termination of tenancy check tenants out and carry out a full inventory inspection
  • Arrange, supervise and instruct any remedial work or cleaning having submitted at least two quotes to the landlord for approval
  • Negotiate the return of the deposit in line with the terms of the tenancy agreement and The DPS guidelines
  • Annual statement of your account

Additional Fees and Charges (if applicable)

  • Carry out Professional Inventory for a property (included in Fully Managed package)- £75
  • Amendment of or renewal of tenancy agreement (at Landlords request)- £75
  • Renewal of tenancy agreement at end of term (included with the fully managed package)- £75
  • Court or Tribunal attendance -£80 per hour, plus travel/accommodation costs
  • Other reasonable costs and expenses we could incur acting as agent on your behalf – TBA
  • Service of notices: Serve Sections 13, 8 or 21 Notices (included with the fully managed package) £70.00
  • Prepare a full Inventory & provide Tenant 'check in' (included in the fully managed package)£125.00
  • Inventory 'check out' (included in the fully managed package) £100.00
  • Additional property visit in unforeseen instances with prior notification to Landlord or acting as “Agent of Necessity” - £50.00 per hour
  • Interest on unpaid commission or other monies 5% above the Bank of England base rate
  • Arrangement fee for works or refurbishment- 10% of net cost (included in the fully managed package)
  • Abortive tenancy fee, payable if you inform us that you do not wish to proceed with the tenancy once we have found you a suitable tenant -£195.00
  • Purchase of the property by the tenant. Fee due on completion of sale 1.0% of the purchase price if the property is sold to the tenant during or within 12 months of the expiration of the tenancy
