TENANT FEES

PRE-TENANCY:

Set up fee
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement for up to two tenants- 200

Additional Tenant Fee. Processing the application, associated paperwork and referencing- 100

Guarantor Fee. Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement- 100

Referencing Fees (if reference not provided on application) each applicant- 100

Pet Deposit (if requested by landlord). To cover the added risk of property damage or cleaning. (This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy)- 200

Week end check-in Fee- 50

Permitted Occupier Fee. Explaining to a permitted occupier their responsibilities towards the named tenant(s) and landlord as well as the provision of advice & guidance during the tenancy- 35

Accompanied Check-in. Explaining the Inventory and Schedule of Condition of the property, explaining how any appliances function and taking meter readings for utilities and services- FREE

DURING YOUR TENANCY:

Amendment Fee. Contract negotiation, amending terms and updating your tenancy agreement during your tenancy at tenants request- 75
Renewal Fee (tenant's share). Contract negotiation, amending and updating terms and arranging a further tenancy and agreement- 75

ENDING YOUR TENANCY:

Check out Fee (tenant's share)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s) - FREE
Future Landlord Reference Fee. Cost per reference request Collating information and preparing a reference for a future landlord or letting agent- 25
Agency fees at end of Tenancy to arrange for works to be carried out to reinstate the property to the same condition as the start of the tenancy (allowing for reasonable wear & tear)- 50 per Contractor

OTHER FEES AND CHARGES:

Replacement keys- 25
Out of Hours Services, plus any actual costs incurred- 75 per hour
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate- 50 per hour within hours of business
Unpaid Rent / Returned Payments- 25 plus Interest at 5% above Bank of England Base Rate from date due
Professional Cleaning (if required) which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy (less reasonable wear & tear)- 120 per hour
